As site work continues on the development site at the Southern tip of Brickell Key, Swire is preparing to launch the sales of Mandarin Oriental Residences that will soon rise on what was once a park.
To prepare for the sales launch, a sales gallery is being built out in the hotel lobby of the current Mandarin Oriental Hotel that stands at 500 Brickell Key Drive. While the 326-key hotel will eventually be redeveloped into a 400-foot hotel with 151 rooms, 66 condos and 28 hotel residences, it is expected to remain open until at least the end of 2024. The sales gallery will feature a full-size preview of the finishes expected in the new towers.
The current build site is over 5 acres of waterfront property overlooking the Brickell Financial District, Key Biscayne and the Biscayne Bay. Most recently, the developers were removing trees from the site to prepare for the foundation work. The project breezed through the Urban Design Review Board (UDRB) and FAA approvals, citing a grandfathered agreement from when the island was initially developed.
The final project will feature two towers. The 400-foot tower mentioned above will be Phase 2 as it will replace the existing hotel. Phase 1 is an 800-foot tower (pictured above) with 220 residential units ranging from two- to four- bedroom layouts up to 4,700 square feet of interior square footage. There will also be two duplex penthouses of 7,000 square feet each.
Also included in the development will be over 100,000 square feet of amenities with multi-tiered infinity pools, cabanas, workspaces, dining rooms with chef kitchens, multiple restaurants as well as health and wellness facilities that we have come to expect from the Mandarin Oriental brand.
The towers are designed by the internationally-based Kohn Pederesen Fox and interiors are being handled by Tristan Auer and Laura Gonzalez, both of whom are based in Paris.
Swire is based in Hong Kong but has been developing in the United States for over 40 years. They have completed much of Brickell Key as well as the infamous Brickell City Centre in the Brickell Financial District just across the private causeway to Brickell Key.
Sales are slated to begin early in 2024 with prices starting at $3.5 million. Swire expects the final sell-off to equal multibillion-dollar range as this is “the biggest project Swire has ever undertaken in terms of value in Miami,” according to a press release.
