Terra And Lion Development Group Introduce Midtown 1 | The Tallest Tower In Midtown Miami

It has been a few years since Midtown Miami has added a new high rise, the last condo tower to open was Hyde Midtown, which sold quickly, broke records and opened in 2018.

More recently, we have seen Carlos Rosso’s The Standard, which is getting ready to open nearby and has also been a resounding success in a midrise structure just blocks away.

Today we are shifting our focus to Midtown 1, the new 598-foot high rise residential development that David Martin’s Terra Group and Lion Development Group have unveiled at 3501 Northeast 1st Avenue. This landmark development site has been waiting for a project for decades, since before the Global Banking Crisis of 2008, and today we are able to see the plans.

Midtown 1 is set to offer 400 residential condo units ranging in size from 868 square feet to 2,200 square feet. There will also be a 14,471 square foot upper penthouse on the 48th floor.

Midtown 1 Location

For those who were unfamiliar with the initial master plan for Midtown, Midtown 1 is located on the corner of 36th Street and NE 1st Avenue. To the east, the railway separates the neighborhood from Biscayne Boulevard, then the Edgewater neighborhood.

With Northeast 36th Street being the unofficial border between Midtown Miami and the Miami Design District, you can see why this location is the premiere build site of the community. When completed, the tower will be right in the middle of the walkability and community of Midtown Miami and also steps to the world class shopping, dining and entertainment of the Design District. Slightly farther west, residents will find the Wynwood entertainment district and the location is exceedingly convenient to the Julia Tuttle Causeway to access Miami Beach and the Miami International Airport.

Midtown 1’s Design

The sleek exterior is designed by Arquitectonica, a staple of Miami’s skyline design, with Yabu Pushelberg overseeing the interiors and Clad Landscape Architecture handling the amenity landscaping and exterior of the building.

While we have not yet received detailed floor plans, we anticipate layouts of 1- to 3- bedrooms on floors 9-48.

The main amenity level is over the parking deck on level 7 and features multiple themed garden areas to tie together all of the offerings. Some of the gardens listed in the Urban Design Review Board application include a rainforest garden, healing garden, library garden and a sculpture garden. The landscaped pool deck is also set to include an amphitheater.

You will recognize the developers’ names from their high-profile portfolios in the Miami area. David Martin’s Terra Group is a local mainstay with projects that include Mr. C Residences in Coconut Grove (slated to open any day now), The WELL in Bay Harbor Islands, Villa Miami that will soon rise in Edgwater and Five Park in South Beach. Lion Development Group is headed by Michael Simpkins, who is one of the visionaries behind the juggernaut E11EVEN empire that includes the 24-hour nightclub as well as the E11EVEN Hotel and Residences, E11EVEN Residences Beyond and West Eleventh Residences.

Construction on Midtown 1 is slated to begin in 2025.
