Downtown Miami’s Waldorf Astoria Residences Continues Foundation Work With New Pic

The race to the top is on! After breaking ground in October of 2022, the foundation work is taking shape on the build site of Waldorf Astoria Hotel & Residences in Downtown Miami, ushering in the new tallest skyscraper south of Manhattan.

When completed, the project will reach 1,049 feet tall with 100 floors of hotel, residential and amenity space. There will be 360 ultra-luxury private residences and 205 suites and hotel rooms. The tower is divided into offset cubes, which serve to enhance the design of the facade as well as organize the space. The first three cubes will be home to the hotel and private amenities and the private residences are located on the uppermost cubes.

May 2024 Construction Update

This is one of the most interesting points of the construction progress, in my opinion. The foundation work is well underway, it is clear that something substantial is happening and vertical construction will soon be upon us.

In fact, at the rate we are going, we will likely see vertical construction this year.

While the site work was being undertaken in January of 2024, the City of Miami’s Building Department issued a Phased Class I: Full Vertical Permit for the construction project, but we aren’t quite ready to go vertical just yet.

As of today, the construction team has been continuing with the site work and foundations. You can see in recent photos they shared to LinkedIn that the piles are being installed. These piles reach a record 190-foot depth that help to uniformly distribute the load of the twisting tower into the skyline. Despite its 1,049-foot height, the Waldorf Astoria Residences will be able to withstand hurricane-force winds with grace.

You can see in the photo that the piles are several stories below grade, reaching even further under the earth, to a depth of 190 feet. The next phase of construction is to cap the piles, followed by a dramatic foundation pour.

When the foundation is poured, it is required that the concrete is laid in consecutive loads continually until it is completed. This allows for the concrete to cure and set properly, maximizing the strength of the foundation.

Over Easter Weekend, the nearby Okan Tower received its foundation pour. This tower will reach 70-stories and 902 vertical feet, requiring over 20 million pounds of concrete with 1,200 trucks and 160 workers working for 36-straight hours. It was quite dramatic and a great preview of what we will see at Waldorf Astoria!

Once the foundation is cured and set, the tower will be ready for vertical construction. High rises such as these typically rise at a rate of 1 floor per week, followed by a year to trim out the structure with all of the luxurious finishes you can see pictured in the brochure and have come to expect from a brand like Waldorf Astoria.

When all is said and done, closings should begin in early 2027, just in time for the opening of the new Miami Signature Bridge nearby. Prices are set to range from $3.8 million for studios to upwards of $43 million for a penthouse so high, it looks down upon incoming jets.
